Remodeling Ideas that Will Help the Value of Your Home
So you’ve decided to stay put and wait out the market. You wanted new & shiny, but the market hasn’t allowed you to sell. So what can you do to increase the value of your home in the Colorado Springs area?
According to the National Associations of REALTORS®, you can expect a 46% return of investment for most remodeling projects. However, there is some remodeling you can do to give you a better return on investment.
Minor kitchen remodeling will return 68% of your investment. Minor means re-facing the cabinets, replacing the countertops with 12-inch tile and update the appliances. Replace flooring with high quality vinyl or refinish the hardwood floors. Avoid total cabinet replacement and floor replacement.
A bathroom remodel will give you 63% return on investment. Update the mirrors and tile and change out the sinks. Avoid moving walls to allow for baths or over the top tile work.
Floor coverings and updated paint yield 75% return on investments. Avoid a major addition, which is only 28% return. A basement completion is 40% return on investment.
As you can see, if you plan on remodeling, you should plan on staying 2-3 more years to enjoy investment. If you are looking for a quick turnaround and a 100% return, it will not happen.
