A Comparative Market Analysis (CMA) is an opinion of value of what a home would sell for in today’s market. A CMA is NOT an appraisal but an opinion of value based on market actives and solds in an area. A Brokers Price Opinion (BPO) is the same thing.

Generally realtors do a CMA to see where to price a home. It should have a range of comparables that have similar floor plan, size, room count and specific area. Sources such as Truila & Zillow can be used, but I have not found them to be reliable because they do not take condition of the home into effect.

A good realtor will compare the CMA to your home and apply that value to get a home sold in a reasonable time frame. A reasonable time frame varies based on the customer’s needs.
