RATES DOWN!! THE MARKET IS ROLLING!!

Hi All,

The market is rolling. Currently there are still more buyers than sellers in this market, especially below$400,000. If you are a seller that wants to do a move up, this is a great market for that.

In addition to being a good time for moving up, rates are down. Its funny how today’s media portrays all the negative. Rates went up back in November and they have steadily dropped again report that? NO! Well rates have come back down a bit. Jump in now before they do come back up. I expect them to rise as summer approaches.

Need Homes to Sell

         If you’ve seen my last few blogs, You will think I’m a broken record. We need homes to sell. We had 11 listings in January and we sold 10 of them. We’ve listed 2 so far in February and both are under contract.

         Don’t wait for spring if you want to sell. Now could be the best time of the year because there is hardly any competition. The higher you go though, there is more competition. So if you want to sell and do a move up purchase. Let’s talk now!

DON’T WAIT FOR SPRING

         Did you know that more homes sell in January, February and March than in August, September and October? Yes! More homes sell in the 1st 2 Quarters of the year than the 3rd and 4th Quarters so what are you waiting for?

         Homes that go on the market in January and February have much less competition than putting a home on the market in April or May. There are more serious buyers in winter. So when you are getting your home ready to sell now, you will know only serious buyers are coming thru. Your home may show better in winter. If your home is typically hot and has no A/C, winter is definitely your option. Highlight the warmth when folks want a warm home. Interest rates are still low. Take advantage of buyers wanting to beat rate increases.

         In summary, now may be the best time to sell your home. Don’t wait until spring and summer. Beat the rush and enjoy the benefits. To maximize your sale, please give us a call.

MERRY CHRISTMAS & HAPPY NEW YEAR

         It’s a week before Christmas and 2018 is almost over. What a year we have seen in Colorado Springs Real Estate.

         It’s actually been quite a roller coaster ride! We started the year with record sales, multiple offers and massive price increases. Summer came and we cooled down to almost flat and depreciating values. Interest rates started up in June and that definitely slowed the market. Fall came along and sales remained flat but mid-priced homes continued to see modest gain and good sales. Here it is December and this winter it’s been busy again. Rates are at 5% and I think most folks want to beat interest rate increases.

         So what will the New Year bring? I think we will again see modest gains and a robust market. Interest rates will rise into the summer. I hope and think we’ll top out around 6%. If you are thinking of selling and buying let’s do it in January or February. The first half of the year will be a busy time. Next spring will be busy into the summer. Plan now! Use the post-holiday time to spruce and stage. Be Ready Sooner Rather than Later.

         In summary, Have a Happy Holidays. If you plan to sell or buy next year, do it earlier rather than later to get a better interest rate and better home prices.

BUY A HOUSE FOR CHRISTMAS

           Sellers it’s a great time to sell a home during the holidays because there is less competition. Prices have remained stable throughout the Fall and heading into Winter. Many buyers need the tax break so if you do want to sell, Do It Now!!

                     If you want to wait until after Christmas plan to start right after the New Year. More homes sell in the first half of the year compared to the 2nd half. Get started early and beat the rush of homes that hit the market in April.

           Looking forward, interest rates hopefully will remain stable and that should drive buyers back into the market before they go up.

       Happy Thanksgiving!! I hope this holiday finds you Thankful & Humble and Happy with life. I know I am very thankful. I don’t have to look far to see the blessing we have. I’m thankful for my God. I’m thankful for a loving family. I’m thankful for a home. I’m thankful for my job and all the friends and clients I’m associated with. I’m thankful for my health.

6 Things Burglars Don’t Want You to Know

1.    Most burglaries are in the daytime hours. There is less chance of anyone being home.

  1. Because of Social Media, they know when you are on vacation. Wait until you get back to let everyone know how great your vacation was.
  2. Burglars don’t like security systems. Use a system with a strong code. Don’t use your address or even a birthday, mix it up. Use light sensors and leave lights on timers when you are away.
  3. Burglars like guns. I mean they target gun owners to steal guns. They fetch a big price in the dark market. If you are a gun owner – Keep it to yourself.
  4. Keep big bushy plans away from windows. This makes a great hiding place for burglars to scope out your home and break in.
  5. Keep Valuables out of sight. Don’t leave cash, computers, weapons, anything of value that’s small in plain sight. Burglars like quick and easy targets.

Is Your Home Not Selling?

           Is your home not selling? Here are some reasons as written by RIS Medias House call.

  1. You overpriced your home. The market changes often. Get an updated analysis and see what’s sold in the last 30 Days and adjust as necessary.
  2. You won’t leave the home during showings. Buyers want privacy. Let them have it.
  3. It’s dirty or smells. If it smells it doesn’t sell. Make it clean and sparkly!
  4. You have not staged. Depersonalize and make it neutral, clean and open.
  5. Your home improvements are too personal. Keep your colors and decorations neutral.
  6. Your home is too cluttered – get rid of all the extra stuff so buyers can truly see the home.
  7. You chose the wrong agent. There are lots to choose from. Usually you get what you pay for. Chose experience broad marketing plan and a person who will tell you what you have to hear instead of what you want to hear!

  • Year End Tax Breaks – Buy and close before 12/31/2018 and you can enjoy some of the deductions home ownership and purchase offer
  • Avoid Multi Offer Situations – Two things happening here. More inventory and less buyers. There simply is more competition among sellers and less buyers to deal with
  • Because of the above situation and folks getting antsy going into winter, you may be able to negotiate a better price than usual
  • You will have a place to call “HOME” for the holidays. What better gift can you give yourself than a new home.
